How to report a fire

1. Call 999, ask for fire and answer the questions from the Emergency Services operator. Do not hang up the phone until they have correctly repeated the address of the location of the fire.

2. Report the fire to the property managers:

Your Responsibilities

Summary: 

To help your Accountable Person (AP) to keep the building safe from the spread of fire or structural failure by:

  • Following any terms set out in your lease or rental agreement;
  • In cases where your property is tenanted, taking appropriate steps to ensure that your tenant is aware of their responsibilities under the lease agreement and for fire safety;
  • Inform your AP of any needs you may have in order regarding abilities to follow emergency evacuation instructions, including if you need additional equipment to assist in creating awareness of a fire occurring, (e.g., Vibrating fire or smoke alarms);
  • Behaving responsibly;
  • Keeping your personal belongings out of communal areas;
  • Keep fire doors shut when not in use;
  • Ensure your own flat front door is well maintained or replaced if advised to do so during Fire Door Assessments;
  • Install and maintain appropriate smoke detection devices within your unit;
  • Report any faults or damage to fire doors immediately to the Accountable Person;
  • Refraining from causing damage, removing or interfering with relevant safety items (e.g., fire doors, signage, sprinklers, smoke alarms or fire extinguishers);
  • Refraining from doing anything that could increase or create a risk of spread of fire or structural failure (e.g., carrying out refurbishment or building work that increases or creates a building safety risk);
  • Providing your AP with any information they ask for, that they need to carry out their duties;
  • Raise awareness about safety risks in the building;
  • Provide access to the AP, where they reasonably request it, so that they can assess and manage building safety risks;
  • Comply with contravention notices, where they have been given.
  • If you rent out your unit to a tenant, ensure that you have taken and recorded reasonable efforts to make your tenants aware of: 
    • Your responsibilities under the covenants of the lease, by which they must also abide;
    • Fire safety procedures for the building;
    • Their responsibilities as residents of a High Rise Residential Building;
    • This website and any information provided that must be given to residents;
    • You should also ensure that you are compliant with relevant Landlord and Tenant legislation, ensuring that the unit has an up-to-date gas safety certificate (if relevant) and Electrical Installation Condition Report, you have provided adequate and sufficient smoke alarms, and you have ensured that all furnishings provided are fire-safe. To advise on Building Safety and Building Management as appropriate.

To assist in the seeking of additional advise from appropriate services, where it is needed.

To protect company building funds and enforce the lease.

Responsibilities

To provide instructions to Jennings & Barrett regarding Building Safety Compliance

To take responsibility for the preparation and application of a Resident's Engagement Strategy, as well as it's reviews and version creation.

To register the building with the Building Safety Regulator (BSR) and notify the BSR of any changes to the building.

To report safety occurrences to the BSR and report them on the Mandatory Occurrence Reporting System.

To keep certain information about the building.

To provide building information to relevant individuals and organisations.

To, if necessary, issue contravention notices to residents in accordance with the terms in the lease, if residents are causing a building safety risk, interfering with a safety item, or failing to comply with requests for information to help the AP carry out their duties.

To apply for a court order in cases where a contravention notice has not been complied with by a resident.

To manage the building's safety and structure, including: 

  • Preparing and updating the building safety case report
  • Report safety occurrences to the BSR
  • Operate a complaints system
  • Display the required information and documentation clearly within the building
  • Prepare and update the resident engagement strategy
  • Apply for the Building Assessment Certificate when invited to do so by the BSR
  • Provide building information to relevant individuals and organisations.
